  STEP 1. BUY LAND
Purchase land – keep in mind the site dimensions & aspect to suit the home design you want to build.

We can work with you to modify a plan to suit.

  STEP 2. COLLECT LAND INFORMATION
 
  • Confirm the location of the sewer line adjacent to the site, or whether you need to install a new septic system 
  • Check any covenants to ensure there are no restrictions on the type of home you can build 
  • Obtain a site survey (preferably in .dwg or .dgn Autocad formats). The survey needs to include: 
    • Contours to AHD 
    • Services (water, sewer, gas, electricity, drainage) 
    • Trees over 3m 
    • Buildings on site (location, roof & eave RL’s) 
    • Neighboring buildings (location, roof & eave RL’s, window locations) 
    • Full property dimensions, bearings, north point & scale/ratio 
    • Lot No., D.P. No and house numbers of adjoining properties. Lot size 
    • Copy of DP 
    • Copy of Section 149 Certificate 
    • Copy of sewer mains diagram from Council 
    • Copy of water mains diagram from Council 
    • Copy of stormwater mains diagram from Council 
    • Copy of gas mains diagram 
    • DA/CC application forms signed by ALL owners – company seal if owned by a company
  • Obtain site photographs (preferably in .jpeg emailable format) of the property, access to the property, images taken from the property of neighboring buildings, and the primary views from the site 
  • Obtain a soils report (this does not need to be completed until just prior to the ENGINEERING phase 
  • Obtain Council regulations regarding zoning, setbacks, roof heights, dual occupancy (if you are considering 2 homes on the one site)
  •   STEP 3. FINANCE APPROVAL

    Obtain financing ( we can recommend lenders who are competitive, informed and friendly for purchasers of manufactured homes)

      STEP 4. DISCUSS & DECIDE

    Meet with Timberline sales representative to begin purchasing your Timberline home. Based on our land and space desires, we can help you choose one of the following methods for designing your new home:

    I. Standard Timberline design
    II. Standard Timberline design with modifications
    III. Custom Design

      STEP 5. DESIGN FEES

    Standard Timberline plan: $1,500 plus GST 

    • Site inspection within 200km Lisarow
    • Plan preparation – floor plan, elevations, sections 
    • BASIX certificate
    • Structural engineering certificate for homes on level sites 
    • Preparation of site plan & simple Statement of Environmental Effects, Development & Construction Certificate application & follow ups (does not include Council & other statutory fees) 

    For standard Timberline design with modifications $1,950 plus GST,

    This fee also includes:

    • a 1.5 hour consultation with Timberline architect 

    Custom designs will be quoted individually


    STEP 6: COUNCIL APPLICATION

    • Timberline submits the Development & Construction Certificate application (you pay the Council fees) 
    • We follow up progress with Council & respond to any queries on your behalf 
    • We advise you of any additional construction requirements Council may have  

    STEP 7: DESIGN DEVELOPMENT, FINISHES SELECTION & CONTRACT SIGNING
    • Site inspection by Timberline to assess accessibility, site contours, aspect, services, nearest concrete supplier  Review & approve design, site plan, positioning on site 
    • Finishes selections - meet with Timberline representative to select all internal & external finishes, colours & fittings – from our standard range or customise your own 
    • This is a thoroughly detailed phase of your new home – we ensure that all decisions are made before the plans are submitted to Council to avoid you incurring additional costs - and that you know all costs 
    • You elect to either have Timberline complete all site works or manage these yourself – site preparation, water, sewer, electrical & plumbing works 
    • Building contract is prepared & signed by you & Timberline with a 5% deposit 

    STEP 8:  PRODUCTION, SITE PREPARATION, DELIVERY & FOLLOW UP
     
    Once Council approvals are received your construction schedule is confirmed & building commences 

    • You are welcome to visit our factory to inspect your home at any time 
    • Timberline installs the piers on your prepared building site 
    • Housing units are delivered to your site, joined and finishing building works competed according to our contract 
    • Site works - water, sewer, electrical & plumbing works – are completed either by you or Timberline, depending upon your contract decision 
    • A practical completion inspection is made with you & Timberline to ensure all work is completed to standard 
    • Your home is handed over to you fully completed
